Future Homes opened its doors in 1993. In the past 30+ years, we've helped thousands of families across Eastern, NC and Horry County, SC realize their dreams of home ownership. Our process is to combine the speed and efficiency of modular technology with the customization of on-site construction.

As an on-your-lot builder, we try to help folks understand the process of building a home. That includes budgeting, financing, design, pricing, permitting, construction and warranty/service. Meeting with one of our Project Coordinators at one of our Model Home Centers would be a great next step.

FAQs

Future Homes is a full-service builder.

We will show you how we integrate the process of local construction with the modular factory process into one seamless new home project.

While the factory is building the modules, we will be working with you or local contractors to get the land, water, and sewer ready. We also complete the foundation before the home arrives from the factory.

The factory will set and secure the modules to the foundation built by our local crew. The factory also completes the roof before they leave.

We then bring our local crews back in to complete the plumbing, electrical, heating/air, porches, etc. as well as any other site items ordered such as garages, upstairs, etc.

Our foremen and our teams have been working together for years, so it truly is amazing to see how seamlessly the entire process comes together.

How does financing work?

We often get the question, "How does the financing work?" The short answer is, "Just like any other newly constructed home." Unlike manufactured homes, lenders do not discriminate against modular construction. The reason is that Future Homes are just like any typical home built to NC building codes; we simply use a new and improved process. If your bank does home loans they will loan money for a Future Home. We will be glad to work with them for you. We can also provide you with a list of several local banks who specialize in new home construction, which is a little different from buying an existing home.

Many lenders have very competitive rates and local professionals ready to assist you and answer questions. Ask us for a list of some banks who have successfully worked with many of our customers in the past.

2-10 Builder's WarrantyThe 10-year Structural Warranty provided by 2-10 Home Buyers Warranty provides 10 years of structural defect coverage beginning on the earlier of the day you move in or close. A structural defect is defined as physical damage to your home's designated load-bearing elements caused by failure that affects their load-bearing function to the extent that your home becomes unsafe, unsanitary or otherwise unlivable.

1-Year Workmanship Warranty

Your builder-provided 1-Year Workmanship Warranty gives you coverage beginning on the day you close. It protects your home from defects in materials and workmanship for a full year.

2-Year Systems Warranty

Your builder-provided 2-Year Systems Warranty coverage begins on closing day. It protects your home from defects in the electrical, plumbing and mechanical distribution systems for a full two years.
