What is True Modular Housing?

Answer:  It is a highly engineered method of producing homes in an efficient and cost effective manner.  True modular homes are built using the exact same local and state codes as conventional site-built homes.  There are no wheels, axles, or I beams under a True Modular Home (The crawl space is the same as any conventional site-built home).  However, our homes are built in a quality-controlled environment reducing risks of pilferage, weather delays, material waste, local material costs, and sub-contractor no-shows.  Future Homes only builds True Modular Homes.

What is the difference between a modular home and a mobile home?

Answer:  A modular home and a mobile home (manufactured home) are not comparable.  Modular homes are built to the exact same strict local and state building codes as site-built homes.  Zoning, financing, and insurance options are the same as site-built homes.  Mobile homes (or manufactured homes) are zoned, insured, financed, and constructed differently.  They are regulated by what is known as HUD Codes.

How does the quality compare to a site-built home?

Answer:  The modular industry consists of fair, good, and superior quality homes depending on materials and craftsmanship- the same as site-built housing.  Be sure you understand the type of home you desire, and the type of home your builder provides.  Future Homes only uses good and superior quality materials and craftsmanship.

Are modular homes really stronger than site-built homes?

Answer:  Yes, according to the report, “Building Performance:  Hurricane Andrew in Florida,” by FEMA.  The report stated, “Overall, relatively minimal structural damage was noted in modular housing developments.  The module-to-module combination of units appears to have provided an inherently rigid system that performed much better than conventional residential framing.”  (Get your free copy by calling 800-480-2520, publication number FLA-22, item 3-0180).

Is a builder or seller of modular homes required to have a license?

Answer:  Unfortunately, the answer is no.  In North Carolina (as of 11-05), anyone can sell or build a modular home with no accountability, no experience, no classes, and no expertise.  Do not let one of these companies take your money.  Future Homes is a North Carolina Licensed General Contractor.  The North Carolina General Contractor Licensing Board has verified that Future Homes has the expertise and financial stability to build homes in North Carolina.

How does financing work for modular housing?

Answer:  The financing options are the exact same as conventional site-built housing.  You can arrange your own financing, or Future Homes can refer you to one of our partner lenders.  A mortgage loan officer works in our office to assist any potential homebuyers.  Future Homes can also assist you in obtaining construction financing to help you purchase your land.

How long does it take to build a modular home?

Answer:  After the planning stage, it typically takes 4-6 months for Future Homes to build your home.  Every new home project is unique.  The time varies based on your land clearing, septic and well installation, current factory back log, and any site options such as upstairs, porches, and garages.  The planning stage can take anywhere from one day to two months, depending on your home plan, your land, and your financing choices.

Answer:  The first step is to set an appointment for a free consultation with one of Future Homes’ Project Coordinators or General Contractors.  We will strive to understand your needs and plans for the future.  Discovering your needs and desires gives us the chance to design the best possible solution for your home project.  We will share with you how our system has helped over 1400 families since 1993.  Once you choose to retain Future Homes as your builder, then we can assist you with Home Design, Feature Evaluation, Land Evaluation, Land Search, Budget Analysis, and Financing Arrangements.  You will be on your way to building your very own home!
